I am beginning to think that my bedroom could benefit from some self storage hardware . Admittedly, it is getting pretty messy. When I have a lot of work to do, I tend to ignore the basics. My cooking suffers. Though my hygiene does not suffer, my room sure does seem to collect a lot more dirty laundry than normal. I have often wondered how much is too much in terms of which property to invest in. I am sure there are many, many criteria in which the real estate management company would decide to offer on a particular property. I wish I knew what was important to them so I could maybe learn some of ins and outs of real estate management. I often have wondered there was some kind of line that people in real estate management would not cross when it came to buying property. I am sure that there no doubt some imaginary calculation that they used to see if a property would be worth while to invest in. Along with the calculation I wondered if it was also more about what kind of thing they want to invest in or put on that property. I also wonder if a company is always on the look for more property to invest in or do they have their hearts set on a series of properties that they want to get up the standard. Do they only want to work on some property and start seeing some money come in before they are able to invest in more properties? Many companies are living a couple of properties ahead at a time. Most of the time, I have heard that some companies take out loans in order to invest in a particular amount of properties. Then they simply just pay back the loan to the bank or the borrowing faction. I just wish I knew how much the management company would pay for to buy a property. Sometimes it is not easy to find something to write about. The term writers block sometimes comes mind when I am trying to convey my thoughts to paper or computer screen. Storage has many different arenas that can be discussed and be important, but in what way can you make it viewable and understood by people who may or many not know about self storage? Personally I have a lot that is on my mind to talk about but I still find myself wondering what to talk about. I have written many articles about the different things to do in the cities where storage is located. I have tried to turn cities that were boring to look at on paper into a city that were full of life. You can probably find some of my articles in the self storage article directory. As always I have tried to make the subject matter make sense and also have some kind of purpose. When I finally get the mind working and flowing, there is no way to tell where I am going. I was looking for storage in California and ran across the self storage article directory on the internet. It was full of articles that people had written, either about good experiences or bad ones concerning self storage. This was an amazing place, one forum where people could get together and write about an entire industry. Self Storage is something that everyone will eventually need, or at very least, use. The self storage article directory was very organized and information was categorized and easy to find. Since storage is not something that people buy everyday, or even often, it is good to be able to read information about experiences that people have had recently. There should be these types of directories for other industries as well. It would be nice to find out what type of experience customers were having before you went a paid for products or services. The car came to a stop at the iron gate that marked the entry into the local car storage facility here Todds SUV was housed. A while back, my uncle Jim wanted to buy an RV for his family. He had seen some fairly convincing advertisements on television, and he had decided that an RV could really let his family enjoy some of their vacations. You know, I am not too fond of the furniture that I have. I mean the color is appealing and it comes close to matching the wall color that we have. Also I guess the furniture is comfortable sometimes. Every now and then it is not a bad place to rest my head when my family is out of town. Yes, I do not like to sleep in my room I do not like the different stains that are on it due to my two rambunctious boys. I recently started working on old cars. I bought a 1969 Dodge Charger, or I guess you could call it a 69 rust bucket. It is in fair condition with the exception with a little bit of rust here and there. It is orange, most charger fans like it, but I think it is horrible. My Idea is to eventually paint it black with red pin striping. I will put and black leather interior with red piping throughout. Right now it is hard to imagine what it will look like completed, but the moment I saw it I started having visions about what it would be like when it is all finished. Even though I had to have it towed to my house, and it sits on cinder blocks, it is the coolest car I have ever had. I was really excited to start working on it until my neighbors started complaining about it being in my driveway. I needed to find a spot for my second car, so I could work on the charger in my garage in peace. I needed to find local car storage and I needed it find it cheap. I had been sinking all of my money, not to mention my time, into fixing this old car and my budget was under a hundred dollars a month. Steve was stuck. He had spent an entire day fishing, immersed in the quiet solitude of his favorite fishing hole, a cove off the main body of water that made up the Corona Lake. He had been fishing there with his father since he was a young boy. It was his favorite place to be on a lazy Saturday morning, by far. At least every other weekend he would get up super early, head over to the local boat storage and hitch up his boat. The cove was almost always deserted. Perhaps it was not really the best place to catch fish, but it sure was beautiful. Steve liked the peace and quiet more than he liked the fishing, truth be told. He had noticed that the strange noise that his car was making after he hitched up the boat and began heading out to the lake. As soon as the warm weather stopped, I knew I needed to find local RV storage for recreational vehicle. This was my first year with my RV and I love it. I recently visited my friend in Chicago this summer and had the time of my life. I had remembered him before hand always talking about a yacht that he and his three buddies bought together. My husband and I retired and decided that we were going to travel the country and do things that we had always talked about but never had the time to do. We’ve wanted to see the Grand Canyon, Niagara Falls, Mount Rushmore and many many more that I cannot begin to tell you about. (I know that I have already written a few posts on that subject, at least.) Having monitored as many phone calls as I have, I think that I can offer some more well developed opinions on how to handle these tricky calls. It seems to me that most of the time people are angry because they are scared. Most of the irate calls we get stem from an unclear message left by the facility; an alleged break in; the need to avoid an additional late fee. When people are scared (irate), they are not thinking clearly. They do not identify their own fear, and they allow it to control them. This, I venture to say, is where we come in. If our representatives can step in and say something as simple as, "I genuinely care about your situation. Let's see what we can do for you," they are going to be able to regain control over the conversation. This will not always work, but it will usually get the caller to calm down a little bit. If, from there, we can convince the caller that we are doing everything within our power to help them out, chances are that their fear will finally subside; subsequently, they will calm down. I recently became a self storage customer and it has been more convenient than I ever could have imagined. I have family coming in town for the holidays and my guest bedroom was absolutely full of junk. The junk is all stuff that I don’t want to throw away, but I definitely need the space for them. I finally found some local furniture storage near my house. I got a couple of couches from my parents before they moved away. They are really nice sofas, too nice to put in my current apartment. When it comes to self storage there is no one that has all of the answers. Every day someone has to think of different ways to attract customers, keep their building maintained and keep their staff happy. Taking care of a storage company and even individual facilities is a hard undertaking that some very business savvy people have taken the challenge. There are many people out there with great ideas on how to revolutionize the self storage industry to where their individual business improves. Many people have tried to grow their business by taking over other businesses that are not succeeding for whatever reason. They are also using the people around the business to give them ideas on what the customers care about when it comes to renting. I wonder if those that are taking the storage industry by storm are thinking about another way to increase their bottom line money potential. If I were leading the industry in what I did in terms of self storage, I would develop a place online that I would place self storage podcasts that would talk about the different avenues in which I became successful. The self storage podcasts could have a wealth of information that could really turn some of the non successful business around. I was reading an article about local RV storage the other day when thoughts of camping came rushing into my head. I realized, then, that I very much miss camping, and that I should plan a camping trip in the near future. Back in high school, my friends and I went camping nearly once a month. We did not go to any exotic places, really, no national parks or anything, but we always had an absolute blast. Some of our camping groups were quite big; I suppose that I could more accurately refer to them as 'camping parties,' but you get the point. At times, forty or fifty people would show up in total, and we would set up what quickly became to resemble a small village in the middle of the woods. We would build huge bonfires, roast up a ton of food, and play music until the sun rose. New friendships were forged and old ones were strengthened. All in all, it was an amazing time. What I realize, now, as I'm writing this article, is that I really, really miss these sorts of camping experiences. I miss these frenzied moments, though I am not much of a partier anymore. There is something purely, objectively fun, though, about making friends quickly--about learning more about the friends you already have. Recently, I had a bit of an ordeal with a caller. She had placed a unit on hold weeks in advance, but when she showed up at her local office, the property manager was not there. She waited for hours upon hours, but no one ever showed up to help her finalize her paperwork and get moved in. What made things worse was that she had a loaded moving truck with her at the time, and no way of finding another storage unit before the truck was due back. The situation, I have to admit, was pretty awful. Luckily, though, the self storage community is a friendly place, and many people were willing to help me out with this caller's predicament. What I ended up doing was calling a property manager at a different location (in the same city, of course). After explaining the situation, the property manager, who, I have to say, seemed to care quite a bit about helping this caller, took to calling his district manager. He really, genuinely wanted to help this caller out, to get her into the unit that she had reserved. Every time I have to deal with a problem, I am surprised by the good nature of the self storage community . I have never had any problems finding help; I have never had any problems conversing with property managers. I suppose that all of this makes sense in light of the nature of our occupation. When you deal with people all day long, every day, you begin to reach an understanding of your place in the big picture. As such, you can only become humbler, friendlier. My roommate and I of three years both graduated from college at the same time. Since our track record of living together was an amazing experience, we decided to continue on together. The next move was to California. A miracle had occurred and we both had landed jobs only a couple of miles away from each other. Every time I set out to monitor phone calls--to train a new representative, I am inspired as to what I could talk about in a potential self storage podcast . Really, I am starting to believe that I will start recording some podcasts. As many of you know, I have a lot to say. One of my trainees took a phone call from a rather boisterous man today--a man who absolutely insisted that HE control the flow of the conversation. He ignored the questions that our representative asked him, instead posing his own questions. Sometimes he even answered his own questions! If you ask me, it seemed to be a bit like a dramatic monologue. My trainee did not let this bully bother him, though. He took a deep breath, answered the man's questions, and actually managed to pull a reservation out of the phone call. Whenever the man bullied his way back into the conversation, my trainee let him speak. He was not even red in the cheeks! Obviously, I must be a pretty good trainer! What I am getting at, here, is that we could really do a self storage podcast about the importance of keeping one's cool during a frustrating conversation. If you return a caller's anger or rudeness, you have completely cancelled out your chances of regaining control over the conversation (and you have REALLY reduced your chances of producing a storage rental). I know that many of our representatives feel stress on the job, so this podcast might prove to be tremendously beneficial. For the longest time I did not really know what a yacht was. I always heard about them, when people were talking about extremely wealthy people owning boats. Originally I pictured a yacht as more of a house boat than a boat. I looked in to it and it turns out there is not really a strict definition on what separates a yacht from other boats. A yacht is basically another word for boat. Yachts can be sailboats or be powered by motors. They can be used for pleasure or for sport. The only thing I found is that they have smooth lines. I decided that I have a yacht now. I own a small motor boat, and I have decided to refer to it as my yacht. It does spend most of its time in my local yacht storage at the Lake of the Ozarks. I guess since I live in Columbia, I may not be able to call Lake of the Ozarks local yacht storage , it may be more like an hour a way yacht storage. Since I have proclaimed my boat as a yacht now, I have joined the yacht club here in town. I met a few people there that did not agree with my definition of yacht, but they still let me join the club even with my hideous boat. Continuing with the notion of good local car storage , I would like to tell you a story about when I had to store my own vehicle. I was going out of town for a few months and I did not particularly want to leave my car out on the street. I have had my vehicle struck several times before--struck, I presume, by drunken partygoers--and I did not care to add to my cars many blemishes. We all live in here currently in America and have started to feel the pinch of hard economic times. We had bought a boat about four years ago when we first got married. Back then it was perfect for just us and our friends. Everyone was still single and ready to have fun. I love to get the things that I aim out to get in life. I enjoy being able to provide for my family and still be able to get the little things that make me happy. It does not take a lot to make me happy or to take care of me. I am a very low maintenance person. I am a person that knows what they want. I have been in sales for a long time and most of the time I know exactly what I need and what I want. I usually walk into a store and get the thing that I need and get out. Every now and then I ask questions to those that are around. I shy away from that because I do not want to be sold to. I know as soon as I give the clerk or sales rep that opportunity to help me that they might try to get me to buy something that I do not feel that I need. And the worse thing the sales rep can do is pressure me into thinking I need it. Don’t pressure me if I know what I need. Sometimes the self storage customer feels pressured to get what they need. Sometimes they think they know what they need but they have never stored before. But being careful I only press them a little when I know it is a good deal that can help out their situation. Their situation they are in is not one that anyone would want to be in. The self storage customer feels sometimes that they are being pressured into getting a space that will not work for them because the company is just trying to get business. That can’t be further from the truth. I feel bad for the self storage customer that is in desperate need of help or are in a very bad situation. People call me all the time and tell me their story about how their life is going in a tragic way and they are looking for someone to help them. I feel bad because I am just a guy in call center that has very little ability to change or help them get what they need. I can only help that self storage customer with storage. Sometimes I wish I could do more. I was talking to this lady just the other day about how she needs to get her elderly father out of his apartment and their brother did not want to do that. She told me how she was going to have to include the police and it could potentially turn in to a real sticky situation. I sat and listened to the caller and I think that I did help her because she had someone to talk to about her situation. I told her the best thing that I could do for her is to get a space set up for her and reserved so that way she can focus just on taking care of her father instead of having to deal with storage as well. She understood what I was saying but at the same time she wanted to come down to the facility check it out and then rent it if it fit her needs. I got evicted because I lost my job and don’t have any money. Life always seems to kick you when you are down and it feels like when it rains it pours. If anything happens, then, the property manager can quickly determine who was on the property. Of course, things are not likely to happen because most people cannot access the property to begin with! I have a friend of mine who has been making self storage hardware. He makes everything from the doors to the locks. Self storage has come a long way and there is a big demand for the security materials needed to build these facilities. Selling self storage hardware , however, seems to be somewhat challenging. To keep up with the new technology that is emerging he stays focused on having the latest products. New locks, referred to as disc locks, are virtually indestructible and are in very high demand. He has developed a new lock that is a combination of the original disc lock, and a biometric fingerprint reader. This way the user can input there fingerprint into the lock and use it to gain access to their storage unit. This new technology has obvious drawbacks if you wanted to let more than one person to have access to the unit. He added an option to add additional users so you can closely monitor everyone who enters.Self storage is going in the right direction. One of the biggest concerns for people is weather or not their belongings will be safe. Individual door alarms are a great way to achieve a heighted sense of security for each tenant. Now the campaign has settled, we now know the man who is going to lead us in the next four years - and we hope he is going to direct us back to prosperity. No matter which way you voted, we can all be thankful that that the election, and those TV ads, are over and we know who our leader is. Our leader has a very hard road in front of him. He has to find out how to get us out of the current financial hole that we are currently in. Of course this is not an easy task that is in front of him. There are many people out there that have an idea on how to make the situation better and want to contribute their ideas. Ultimately, no matter what ideas are said, one person has the ability and power to make the decision that they think is the best. There are many people in a bind nowadays when it comes to money. The self storage customer tries to find out if they can actually afford to rent the storage space they will need to clean out that cluttered room in the house or to pay for groceries. The self storage customer wants to make their life easier but they are not sure whether or not they can take on another fee as a storage space. The average person or self storage customer is trying to determine what their needs actually are in life. The self storage social network it a great place for the self storage community to get together and talk shop. It is the only self storage community that I know of where there is so much information about storage. There is everything from owners to retailers on there and all of them are in some way involved with storage. It is about time that someone made this website where you can centralize all of this information in to one organized place. There are classified listings that show stores pictures and list key facility information so that customers can learn before they come to rent. There are lots and lots of blogs on there. Hundreds of blogs are posted on the website written about self storage from the perspective of customers, phone sales reps, and even self storage owners. It is a very interesting mix of people, but they all have one thing in common; they are all involved with storage somehow. Many of our call center reps go on there and talk about the types of calls that they have as well as things that can help improve your ability to make and close sales over the phone. It is important that people have a resource for sales training. The only thing that keeps storage places in business is the ability to sell to people. If you cannot do it they will move right along to the next person who can. Our little community is still little, but it is growing and soon it will be an entirely different world. I always talk about how important it is to shop around for safe, good storage rather than cheap storage. I took a few real estate management phone calls today, and let me tell you, I am now convinced that security and quality are important for every consumer product! I think I will made a self storage podcast highlighting the importance of security. The call I took--one of them, at least--was a maintainence order; nothing too atypical, I thought. As the call progressed, though, I began to realize that I was listening to a horror story. Oh, how I hate to listen to horror stories! The caller had just moved into her one bedroom apartment--same day, literally. When she opened the door, she must have dropped all of her moving boxes on the spot, mouth gaping. The carpet looked like a motorcycle had taken a wild ride in living room; the shower did not work; the bathroom mirror was broken; the bedroom door was missing one of its hinges. What had happened, she said, is that her real estate management had moved her into a different unit without telling her. They had shown her one of the good units when she toured the facility, and booked her for a different unit entirely. You can see, then, how important it is to make sure that you look for quality and security in all consumer products. This caller had acted a bit too hastily, and had accept the real estate company's offer without much scrutiny. Do not fall into the same trap. If you are living and working within the realm of real estate management, you know just how much responsibility is involved in adequately and efficiently maintaining the properties on a day to day basis. Even if you do not own the properties themselves, actually going through the motions to insure that the monthly rent is paid on time by each tenant, or that late charges are paid for those who have lapsed a day or two is in itself an arduous task. Unfortunately, collections is only one tiny aspect of the big picture of real estate management. In addition to the rent and monies coming in, effective managers also organize and record all monies that are going out as well. Take, for instance, a landscaping company that is contracted to perform annual weeding, preparation and planting for an apartment complex. They and all of their employees need to be paid once the job has been completed. Real estate management is responsible for any such labor, including tree and root removal, foundation repair, contracted labor for make ready purposes and anything else that needs to be fixed. Real estate management also needs to know the law in regards to evictions, tenants rights and landlord's right, too. Having a good attorney at the ready makes this easier to do. Marketing and filling vacancies is yet another responsibility of real estate management, as well as conducting background checks and rental history of potential tenants. At the very least, people in the business of real estate management are extremely busy. Their knowledge and skills are a valuable asset to any company that owns multiple properties, if for no other reason than the amount of time and effort that they save someone else from having to do all of the work. The self storage sale force at PhoneSmart is second to none. I have a lot of respect for what those reps do everyday. I work in a different part of PhoneSmart but I have tasted the call center a couple of times. If there ever was a group of people that deserved to be called a self storage sales force it is them. They are extremely good at their job and they do it all with a smile on their faces. I have noticed a few different sales styles in the way people present their information. There are so many different mannerisms that people have as they speak to people on the phone. I don’t think the people in the call center even realize there is a world around them when they are on a call. It is amazing to see them speaking with someone at work, and as soon as the call comes in, they instantly change into a selling machine. They are so focused on making reservations that nothing can distract them. I have worked in the call center a little bit, I have not gained the ability to completely ignore the rest of the world but it is getting easier. I am feeling much more comfortable with each call and that makes the job much easier to do. I don’t know if I will ever be as good as some of the veterans but I am learning a lot from them and I will continue to help them as they need it. Thinking about the housing market makes me wonder how expansive the self storage customer base has become. So many people are moving out of their homes, or at least downsizing the size of their homes. Rising gas prices along with inflation and everything else you can think of that could destroy the housing market results in more people becoming a self storage customer. I guess this is why many of the investors have put so much money into renovating their units to keep their security up to date. I really like the idea that many self storage community places have managers that live on site, so if anything goes wrong, the manager must deal with it immediately. If there are alarms on the units, and no one is there to hear them, it may not do you any good. Some things that people store cannot be replaced with any amount of money. Things like family pictures that could never be replaced, or one of a kind items like art or rare valuables need to be as protected as possible. Since there are so many types of customers renting, these self storage community facilities have adapted in order to keep up with them. There are also some very inexpensive ways to help accommodate their customers. Offering additional services like receiving packages is a way that a facility can help itself without spending any money. Having coffee and doughnuts inside your facility is also a very cheap way to maintain a good rapport with your customers. It is important that people understand they have to be more than just sheet metal and screws. As I have written before, I am a self storage customer and I shop self storage every now and then . Though I do not particularly enjoy paying an additional monthly bill, the freedom I get out of my self storage unit makes the bill seem miniscule. As you know, I am a drummer in a band. Until I got my storage unit, though, my drums were packed up in travel bags--cast into my sequestered, dark utility closet. I could never find room to set the drum set up, and even if I could have, I would not have been able to play it. Drums are very loud, and my neighbors are very quiet, very reserved people. The last thing I want to deal with are angry neighbors or the police. With my self storage unit, though, I can play drums without the fear of upsetting my neighbors. All I have to do is don some earplugs and close the door to our unit; you can barely even tell that we are playing! I am known to say that self storage can free up your mind; can lead to cleaner homes and increased personal freedom. Now, as a self storage customer , I can experience firsthand the truth of my own conceit. Self storage can and will improve your life if you are starved for space. So, too, will self storage improve your life if you have a hobby that you cannot practice at home (e.g. drumming; painting; etc...). As I was browsing a self storage article directory today, I was reminded of a very successful phone call I took last night. Allow me to elaborate. Our callers often underestimate the demand for storage, and it is our job to help them reach a realistic understanding of the situation. My caller last night--let us call him Tom--was convinced that he did not need to reserve a unit over the phone. "You can't be that limited," he argued. "Besides, I'm coming in tomorrow morning. You mean to tell me that you're going to rent out all of your units by then?" A critical stance indeed, but one that I easily overcame. It may seem simple, but all I had to do was continue to stress that our availability was limited. "We only have a couple of these left," I maintained, "And we're open for a few more hours tonight. It is possible that we could rent all of these out before tomorrow morning. If we hold the unit, though, you can rest easy. You know that you have your unit and you can come in to claim it tomorrow morning." The self storage community has grown in size and number over the last few decades. What started out as a service that only a few people needed has grown into a giant empire, and a very profitable industry. One in every eleven households has need of and uses local furniture storage. To fill that need, entrepreneurs have been building more and more facilities to meet the demand, bringing new business into towns across the country, and new opportunities for organization for families across America. Interestingly enough, new branches of storage have grown from the original trunk of the tree. Now one can rent all kinds of specialized space for their belongings. If you need to store an RV, there is space for that. If you have one too many cars, you can get space for that. If you have a grand wine collection that has specific temperature and light requirements, you can get space for that too. As I driving down to the grocery store to pick up some essentials for my little guys, I pass by this same building every time that I can not seem to figure out what it could be. While driving I do not want to turn around and stare down any sign that might be present giving me the answer that I am looking for due to the stopping cars in front of me. The only reason it interest me because I like to know what things are and where they are because you can never be sure what services you might need at later times. Anyway, this special building on the way to grocery store is making me wonder and wonder what it is. It comes to find out I was staring at a storing facility. I was surprised because I was used to the conventional way most facilities looked with their gate around the whole property and then rows of buildings to house my belongings. I guess nowadays people can convert any building to a storing facility. You would be surprised when you shop self storage where the facility is actually located and what it looks like. I know that facility threw me off and I would have maybe not found it when I would shop self storage in my area. Knowing myself, if I could not find the facility I was looking for, I might call the facility and ask for directions. Most of the time if I was confused like that, I would just try to find another place to store. Even though this location was the best location for me if I needed to shop self storage, how do I get my belongings in there? It does not look like an easy place to get in an out of. Tenant relations are very important in real estate management . Choosing the new occupants of your property with deliberation and care means getting everything in writing, and not making a final decision until after a background rental history and personal references have been checked, at the very least. Not everyone has a pristine history, though, so don't let one black mark on someone's credit be the defining motive for turning them away, but if the rental history comes up marred in more than one instance, or if the last place they lived resulted in an eviction, then owner beware. Real estate management really comes together when there is open, honest communication between you and your tenants and potential tenants as to what your expectations are in regards to your property. When walking through or showing the property, tell them what will and will not detract from their security deposit. Even better, get them to sign a statement in writing, agreeing to the terms that you have laid out. If they don't sign, they don't rent. Understand that normal wear and tear on the property will inevitably occur, like dirty carpets and scuffed walls, and that they shouldn't have to worry about repairing such things, but holes in wall, kicked in doors, broken windows and dents in the floor are substantial and abnormal, and should ultimately be paid for out of the security deposit. Being open and honest about what you expect from the people living on your property is the best way to insure a healthy, professional relationship right from the start, and the best way to protect your investment from people who would behave otherwise.
